The present owners are successful specialists in the restoration and development of old properties, with a natural flair for retaining many of the original features of the buildings they renovate, coupled with exceptional taste in interior design with an eye for detail. This country estate is designed for someone who enjoys seclusion to spend time away from the public eye with friends, family and staff or someone who is interested in running a luxury self catering holiday business with no real competition in the immediate surrounding area. The owners test ran the self catering holiday business during July - October 2008, resulting in the cottages and apartments being fully booked for the whole season (with very little advertising). They will again open May - October 2009. No marketing has been done but they do pay to advertise on www.holidaylettings.co.uk and www.holiday-rentals.co.uk, only encouraging last minute bookings as they will then be able to leave the business at any time. There is no theme to San Blas, so it is ideal to open as a full time business with a specific theme if required. The owners have a number of ideas for expanding the luxury accommodation and developing themes around many different rural holiday activities that they would be willing to share with a potential purchaser. The property has never been opened as a full time commercial business and is therefore not licenced as a 'casa rural’ (small rural hotel). However, if a prospective purchaser required this licence the present owners are willing to obtain the certificate of licence as part of a sale agreement. The fee to obtain this certificate is 10,000 euros and will be paid by the purchaser. The owners have not pursued licensing the estate as a business because once a licence is obtained, there are certain business obligations, taxes to be paid etc., and it is very difficult to remove the “casa rural” status; therefore a potential purchaser requiring the property for private use would not want to be burdened with these obligations.
